Lonyo Neighborhood Project

The City of Dearborn is creating a plan to construct new homes and greenspace on nearly 40+ City-owned properties in the Lonyo Neighborhood.

 

About the Project

The City owns about 40+ parcels in this neighborhood, consisting of residential, commercial, and green spaces in the Lonyo Neighborhood.

Objectives

The Economic Development Department is establishing a proactive strategy to:

Improve and expand the housing in the neighborhood through a combination of adding new units and improvements to existing units that modernize/extend the viable lifespan of those units.
Improve the quality of public open space and commercial opportunities in the neighborhood.
Insulate the neighborhood from surrounding industrial uses while supporting connectivity to commercial activity on the Warren corridor.

This project is funded by the City of Dearborn.

Deliverables

The final plan will include the following: 

 

Construction Bidders Toolkit that consists of design guidelines and construction documents for multiple housing types.
Neighborhood Master Plan that establishes draft zoning ordinance language for an overlay district, a conceptual neighborhood-scale stormwater management plan, and a conceptual redevelopment plan for all city-owned parcels.
RFP/Bidding Documents for the purpose of soliciting and recruiting developers and contractors to build the homes and manage their construction.

When will the project be completed?

The final plan is expected to be completed by the end of 2026. Bidding and development to follow, along with more public engagement, in 2027.

How many buildable lots will the plan include?

This will be determined by the design process and based on the sizes of the homes proposed. 

How many housing types will the plan include?

The plan will include different housing types, such as a single-family home, two types of two-family (duplex) home designs, a home with a carriage house (garage with living space above), and a home with a detached garage. 

How much will the homes cost?

This has yet to be determined. We are hearing from the community that they want these homes to be affordable to Dearborn residents and the ultimate design of the homes, in terms of size, layout, and materials, will reflect this.
 

Is the intent to sell the vacant lots as-is or will the lots be built and then sold with a home on it?

In 2027, the City will initiate a competitive, public process to solicit proposals to develop the lots according to the vision laid out in the final plan being finished in 2026. Interested parties will be able to participate in the process by submitting a proposal. Information about this process will be shared in advance.

Will the new homes be single-family or multi-family?

Home designs include single-family and two-family (duplex) homes designed to compliment existing single-family homes in the Lonyo Neighborhood. The goal is to blend them with the existing neighborhood character. There will be no apartment buildings. 

Who will sell the homes after they are built?

Private realtors/realty and development companies will sell the homes. The City will not sell the new homes, but they will have deed restrictions and other regulations governing how they are sold and ensuring sales at affordable prices to meet the City’s goal of providing affordable options for homeownership for Dearborn residents. 

How can a Dearborn resident purchase one of the lots and/or homes?

City property, including the lots in this project, must be sold through a public process that provides an opportunity for all interested parties to have a chance at purchasing the property. We expect demand to be far greater than the number of lots available and will be releasing details about the process well in advance so that everyone who is interested will be aware of how to participate.

Who will build the homes?

After completing pre-development work (designs, bid documents, etc.), the City will sell the lots in a public process, resulting in the homes being built and sold privately, within the rules and restrictions set by the City.
