City of Dearborn sets out strict criteria for redevelopment at 600 Town Center Dr

The City of Dearborn is encouraging potential bidders to be prepared to deliver fresh ideas and adhere to the highest standards for redevelopment and use at 600 Town Center Drive in the city’s Midtown District ahead of a private auction set for Oct. 7-9, 2024.

The multi-story building and its parking structure sit atop a prime parcel in one of the fastest-developing commercial and mixed-use districts in the city, enjoying proximity to The Ford Motor Company World Headquarters, and the city’s two colleges, University of Michigan - Dearborn and Henry Ford College, as well as the Fairlane Town Center. The building was formerly the site of two major hotel occupants, the Hyatt Regency and the Edward Hotel & Convention Center.

Dearborn Mayor Abdullah H. Hammoud stated, “We look forward to working with potential investors on this central property but do not intend to be passive actors in its future. The residents have a vision for this site, and as their voice, we will work to ensure that vision is realized.”

City officials say that while they are eager to see what the next chapter for this property will consist of, the City intends to be directly involved in all conversations about the property’s future vision. 

Dearborn City Council President Michael Sareini reiterated the need for responsible development, stating “We know from experience that only a skilled and earnest investor who is willing and capable to deliver a high-quality project will be able to succeed in ushering this historic Dearborn landmark into its new chapter. We expect any new owner to adhere to our property maintenance and building safety regulations at all times.”

Though previous developers had approved plans to rehabilitate and activate the property as a mixed-use destination, those plans were not followed up with concrete investments. Residents have also shared concerns about the largely vacant property.
