Step 5: Schedule a re-inspection (if required)

 

If you were required to correct violations and make repairs following your first inspection, it is necessary to reschedule a re-inspection with the City once all requirements have been completed. You must pass a re-inspection before obtaining a Certificate of Occupancy, which is required to close on the sale of a home. 

 

A re-inspection is required to ensure that all noted violations have been corrected and all repairs have been made. There is no charge for a re-inspection; however, a $75 fee will be charged if work is not complete and another inspection is required. 

To schedule, cancel, or reschedule a re-inspection, email DbnSales@dearborn.gov or call the response center at 313-943-2150.

If additional health and/or safety-related items are noted during the re-inspection, those violations may be added to the inspection report. These additional items will also be required to be repaired and reinspected.

The report will be cleared of violations once the repair of the items have been verified. (items are removed from the report until it is ‘clear’ or ‘blank’). The inspection status is now considered ‘approved for’ or ready for the certificate of occupancy. The remaining administrative items will be reviewed (such as any additional fees). The request for the certificate of occupancy prepared for the buyer, may be emailed to the staff at DbnSales@dearborn.gov .
